Making FSBO more effective

The key to taking more FSBO listings is getting FSBO sellers to realize the value that you provide. If they can see all the painstaking renovations and repairs you do in your house then they will be willing to give you the right money for your beloved house.
The main reason that FSBO sellers do not need to use real estate agents is because they feel that agents do not help them selling their homes at the right price. The common belief is that real estate agents put a sign in the ground, a box on the door, and list the property on the MLS.
To get an FSBO seller to realize the value of your home, they must realize that you are different from other real estate professional and that you give a value unlike anyone else. They should realize this if you give them the opportunity to do so.
One of the most effective ways to get an FSBO seller to realize your value is to get others to speak to them for you. Third party verification or testimonials is a very effective way to help him realize the value of your house.
To work each testimonial must include the following:
• A reference to the location of the real estate that was sold. The real address that you sold.
• The testimonial should involve the struggle that the FSBO seller faced in trying to sell the home on their own.
• How they found you and how was their experience with you.
• A picture of the FSBO seller who gave the testimonial should be made available.
• The testimonial should be recorded on video or on audio for maximum effect to be achieved
Having others provide the reasons for other FSBO sellers to use you is a quick way to increase the number of FSBO sellers that you have. If you do not have past FSBO sellers but can provide the FSBO seller with other past sellers you have helped in the past this will also give them a sense of confidence in your services and demonstrate the value that you have provided to your past clients. Remember that having the FSBO realize your value without you saying the things you do yourself will automatically separate you from your competition.
One must make the sellers and buyers feel comfortable working with them. All the benefits for the sellers and the buyers should be balanced and correctly defined. One should also alert them of the many fake websites on the internet that do not provide quality listings.
