Insuring a vacant home or property is often more expensive than insuring an occupied one. This is because vacant properties are seen as being an easier target for thieves and vandals, as well as being at a higher risk of flood, water or weather damage. But homeowners looking to insure an empty property can take some simple steps to ensure that they get they cover they need at the best price possible.

The length of time that you are going to leave your property vacant for will have some bearing on your insurance. Most insurers will insure an empty home for three months before declaring the insurance null and void, but each insurer will have a different policy so you should check your existing policy carefully.

An option for those who are going to be absent for a considerable time is the rental option. Renting out your vacant property will not only give you greater peace of mind that your property is at a lower risk of burglary and vandalism, but you can also earn an income from renting while you are away.

If you can prove to your insurer that your property will be checked regularly then this may help to reduce your rate. If you can't find any friends, families or neighbours to help out, then hiring a property management company to check on the property daily for any damage could be well worth the cost.

There are some basic security measures that you can take to make your home appear occupied in your absence, all of which will give some reassurance to your insurance company. Remember to top or redirect your mail and newspaper deliveries, and set timers to lights and a radio or television so that they come on automatically.

As well as adding some signs of life internally, try adding some externally. Parking a car in the driveway will help to make things look like there is someone at home. And hiring someone, or roping in a friend or kind neighbour, to do some gardening for you is a great idea, keeping the grass mowed and the weeds at bay.

When you are looking for a company to insure your vacant property, use the internet as a research tool. This is by far the easiest way to access as wide a range of insurers and prices as possible, including companies that specialise in vacant home insurance.

Insurance discounts and reduced rates are to be had online. Mainstream home insurers like the Co-operative Insurance are currently offering a 15 per cent discount to customers who take out their insurance online, so take advantage of offers like these.
